The end of summer and the beginning of fall brought the typical seasonal slowdown to Sacramento in September. Inventory continued to increase and was up 4.5% in the month, while the number of Sold homes decreased by over 13%. With Pending Sales also down by 7.2% the normal fall slowing of the market has taken hold.

However, given how red hot the market has been all year that does not mean this sellers market is changing anytime soon! Prices continued to increase in September, the Median Price for a home is up to $348,000 in the Sacramento Region. Also, the average price per square foot increased to $224 psf, showing that the market remains strong. While the inventory numbers may help some buyers by reducing competition, there is still high demand for well priced homes and that trend will continue.

Are you using information like this to get your buyers and sellers off the fence and listed or into a home? If you have talked to anyone about selling their home in the last two years NOW is the time to get discuss this information with them. This is great information to share with your database and show that there is no better time than now to think about selling.
